The following Booking Conditions together with the information contained on this website form the basis of your contract with the property owner. Condition of hire When you make a booking you guarantee that you have the authority to accept and do accept on behalf of your party the terms of these booking conditions. You must be at least 18 years of age to make a booking. Bookings can be made by telephone or email and would be deemed to be accepted once payment is received by Paphos Lettings. A binding contract between you and the property owner comes into existence when we despatch the confirmation email to the lead name for the booking. This contract and all matters arising out of it are governed by United Kingdom law. Deposit A non-refundable deposit of 25% (or £100 if higher) of the total rental is required to secure your booking. If your booking is made within 3 months or less from your departure date it must be accompanied by full payment. Your booking is only confirmed upon receipt of your payment. Payment can be made directly into the owners account. Details will be given once a booking request is received. Payment of the balance The balance must be paid 3 months prior to the hire commencement date. Payment can be made by bank transfer or by cash or cheque. If we do not receive the balance by the eleventh week prior to your commencement date we shall be entitled to cancel the booking without prejudice. Payment in Full If the hire commencement date is within 3 months of the commencement date. Payment can be made by bank transfer or by cash or cheque. Pricing All prices are per property and not per person including air-conditioning and are calculated in GB£. You will be charged for the number of nights that you book at the property. If your booking straddles a period where the rates differ, the cost of the accommodation will be calculated based on the number of nights that you stay in each price bracket. Pricing Corrections We reserve the right to correct errors in both advertised and confirmed prices and we will do so as soon as we become aware of the error. Price Changes Accommodation prices may have changed since you made the booking date to your departure date and this may be because of a periodic price increase or a special offer 'sale price'. The price that was stated at the time of booking (subject to any correction of errors) is the price that is payable and this will not increase or decrease regardless of the current property pricing for the period in question. Alterations or cancellation by the hirer Should you wish to make any changes to your confirmed booking, you must notify us by email. Whilst we will endeavour to meet your requirements, we cannot guarantee that we will be able to meet any such requests. Cancellation of booking must be by email and be received by us within 3 months of the holiday commencement date. If cancellation is prior to this, only the deposit will be forfeited. If cancellation is less than 3 months before the departure date, the full hire cost is to be paid. It is a condition of booking that full insurance is taken out to cover cancellation. Alterations or cancellation by the owner. In the unlikely event that the property becomes unavailable or uninhabitable the hirer will be offered alternative accommodation or a refund for the duration that the accommodation was unavailable. Any refund is restricted to the property hire costs and the owner is not liable for any cancellation costs or administrative charges for travel arrangements, etc. If the substituted accommodation is of a lower price than the one originally booked, we will refund the price difference. If guests decide to find their own alternative accommodation any refund is restricted to the original property hire costs for the duration that the property was unavailable. What is included The property rental includes the the supply of water and electricity. A clean set of linen and towels are supplied or fitted for all bookings of 2 weeks of more unless confirmed otherwise by us. Any defects or deficiencies must be reported to the owner or their representative within 48 hours of your arrival. After this time it will be assumed that everything is in order. Air-Conditioning The cost of air-conditioning is included in the property price but the units must only be used while guests are in the property, with all windows and doors kept closed. Under no circumstances must the units be left on continuously while the property is unoccupied and if this occurs guests will be charged accordingly. Airport Transfers These can be arranged for an additional charge and are not included in the cost of the accommodation. It is strongly advisable to use our recommended airport transfers as drivers booked by us are familiar will the location of all our properties. Occupancy Only the specified number of persons at the time of booking may occupy the property. The property can not be re-let or sub-let to any other group, party or individual without written permission from the owner. Under no circumstances may more than the maximum number occupy the property. The owner reserves the right to refuse admittance to the hirer and party if they are in breach of this condition. Generally we do not accept pets in the property. There may be certain exceptions so please enquire. In such cases written permission must be obtained from the owner. Hirers responsibility The hirer is responsible for taking reasonable care of the property and its contents. At the end of the hire period, the property and its contents, including all equipment furniture and utensils, etc must be left clean and tidy which includes the crockery and cutlery cleaned and stored in the appropriate cupboards, and ensure that the cooker, microwave and fridge are clean. The hirer shall ensure that no member of the party engages in any activity in or around the property or swimming pool, which may cause damage or offence to the neighbours. The hirer shall also ensure that all rubbish is cleared away from the property and placed in the communal dustbins. Damage to the property and its contents Except in the case of normal wear and tear the hirer will be responsible for making good any damage to the property or its contents, which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the property and their guests. The hirer will pay for the cost of replacement or rectifying damage. Rights of access The owner, their representatives, or subcontractors have the right to access the property at any time with due regard to the convenience of the hirer for the purpose of linen change, inspection of the property, and to carry out essential, or routine repair or maintenance work. Responsibilities Neither the owner or any of their representatives can be held responsible for any circumstances beyond their control including, but not limited to, mechanical breakdown, illness, satellite television reception, swimming pool maintenance and failure of any public supply. Liability We are NOT a travel agent, the owner accepts no liability whatsoever for any aspect of the arrangements and, in particular, accepts no liability for any loss, personal injury/illness or death however incurred. Although the owner uses all reasonable endeavours to ensure the accuracy of all information provided and the quality and facilities of the property(s), we cannot accept any liability whatsoever for any problems that occur while guests occupy the property(s) of their choice. Injury or damage It is a condition of booking that the hirer and their party has full insurance to cover against personal injury and damage. Arrival and departure times Unless otherwise stated the property will be available for occupation from 2.00pm on the day of arrival and must be vacated by 12.00pm on day of departure in accordance with the international hoteliers agreement. Any agreed extension to your departure time must be confirmed in writing by the owner. Keys Detailed instructions for key access will be sent to you on receipt of the balance. Complaints In the unlikely event that you have a complaint about the property or its contents whilst on holiday, it must be reported immediately to the owner, or our representatives. We will be happy to investigate the matter and arbitrate. If we feel that your claim is fair we will negotiate a refund accordingly. All refunds are at the discretion of the owner and we will not investigate any complaint submitted after completion of the hire period. Building Work In the event of building work taking place by local authority, developers or neighbours, it is important to note that the owner is not responsible for such work, and is unable to stop such work taking place, or control the levels of noise. Force Majeur The owner regret that they cannot accept liability or pay any compensation where the performance or prompt performance of their contractual obligations is prevented or affected by force majeur. In these terms and conditions of hire, force majeur means any event which the owner or the suppliers of the service(s) in question could not, even with due care, foresee or avoid. Such events may include, but are not limited to, war, threat of war, civil commotion or strife, hostilities, strikes or other industrial disputes, natural disasters, fire, acts of God, terrorist activities, quarantine, epidemics, weather conditions, government action or other events outside our control. Insurance The property hire does not include insurance for the hirer and their party. It is a condition of booking that insurance is taken out against cancellation, personal accident and medical insurance. Smoking Most of our properties have a no smoking policy but smoking is permitted on the balcony and terrace and there may be ashtrays provided for this.
